Rentia

Who Rentia is for

For the owner of 3 to 15 units. Not an agency and not someone managing for other people: you, with the properties that are yours.

It is for you if

  • You inherited two houses or bought an apartment as an investment, and this is not your main job.
  • Asking for rent is awkward, so sometimes you let a few days pass before writing.
  • You keep the accounts in a notebook or a spreadsheet, and it works until someone pays half.
  • A contract has already ended on you and you found out late.

It is not for you if

  • You manage other people's properties and need to invoice them a commission: that is a different product.
  • You want the app to charge your tenant and deposit to you: Rentia records payments, it does not receive them.
  • You need background checks or a tenant credit score.
  • You have hundreds of units and a team: at that scale you will want a full platform, like Buildium or DoorLoop.

Your money never passes through Rentia

Three things Rentia does not do, on purpose. Each is a risk you don't take, and together they are the reason this costs $2.99 instead of $69.

  • It never touches your money

Receiving your tenant's payment in order to pass it on to you means handling third-party money, and that turns Rentia into something financial regulation treats very differently. The payment happens between you and your tenant, as it always did. Rentia records that it happened.
  • It does not screen your tenants

Tenant screening databases are a United States product and have no equivalent in Central America. Building our own score would mean inventing a fact about a real person, and we are not going to do that.
  • It does not connect to your bank

Rentia never asks for your banking credentials and never reads your transactions. Logging a payment takes three taps; asking for your bank password to save you those three taps is not a fair trade.

Each of those three is one feature less and one risk less. It is how we make sure that the day something goes wrong, it is never your money.

If you need one of the three

There are platforms that do collect rent by ACH transfer, do run background checks and do syndicate your units to listing portals. They are built around United States payment rails and their published tiers run from $12 to $69 a month. If that is what you are after, go with them.
